Home Sales Registered Best First Quarter Since 2010

Comparing the first quarter of 2016 with the same period in 2015, all of Spain’s regions recorded increases in home sales, except for Navarra, which registered a decline of 11.8%. Highlighted among the regions with the greatest increases were: Murcia (43.5%); La Rioja (43.3%); Asturias (36.1%); Catalonia (28.2%) and the autonomous cities of Ceuta and Melilla (27.4%).

The cities which registered the highest numbers of home sales in the first quarter were: Madrid (8,620); Barcelona (3,892); Valencia (2,025); Seville (1,590); Torrevieja (1,416); Málaga (1,314); Zaragoza (1,149) and Alicante (1,059).

Looking at the accumulated figures of the past 12 months (April 2015 to March 2016 compared with April 2014 to March 2015), all regions recorded positive data, except for Navarra, which registered a decline of 0.8%. The regions to register the best data for the period were: Murcia, with a year-on-year increase of 27.0%; La Rioja (21.9%); the Balearic Islands (18.6%); Cantabria (18.5%); the Basque Country (17.0%)  and Asturias (16.1%).

Transactions on free housing during the first quarter amounted to a total of 98,227 purchases, representing 95.1% of all the transactions registered, while the number of transactions on subsidised housing in that period came to 5,061, representing 4.9% of the total.

Some 11,176 of the transactions carried out were on new housing, representing 10.8% of the total, while second hand housing accounted for 89.2% of the total, with 92,112 transactions.

The Ministry also highlighted the fact that the number of housing transactions carried out by foreign residents in Spain experienced year-on-year growth for the nineteenth consecutive quarter, increasing by 24.8% compared to the first quarter of 2015, to a total of 16,817 purchases. In addition, home purchases made by non-resident foreigners amounted to 1,087 in the quarter, representing a rise of 15.9% over the same period of the previous year.

Overall, home purchases made by foreigners (resident and non-resident) amounted to 17,904 transactions, and represented 17.3% of the total.

The provinces which recorded the greatest numbers of housing transactions by foreign residents were: Alicante (3,746); Málaga (2,333); Barcelona (1,501); Madrid (1,233); Santa Cruz de Tenerife (1,225) and the Balearic Islands (1,163).
